Inspection Process

There is a three step long term rental inspection process for every rental.

MOVE IN INSPECTION

When you move into one of our long term rental properties, A Spectrum rental specialist will perform a walk-through inspection with you. We will make notes of anything that needs immediate repair or items that might be slightly damaged. We may also take photos of some of these items. You will want to make sure all of your concerns are noted and documented so that you will not be responsible for any noted damages at the end of your occupancy. Upon completion of your inspection, you and our property manager will sign the move in inspection form, and this document will become a part of your Spectrum long term rental file.

MID TERM INSPECTION

During your rental term, one of our Spectrum rental specialists will contact you to arrange an interim inspection(s). The rental specialist will be checking to make sure there is no damage to the property and that you are in compliance with the terms of the lease with regard to number of occupants, pets, smoking, maintenance, and other items.

MOVE OUT INSPECTION

At the end of you rental term, a Spectrum rental specialist will do another walkthrough inspection with you. We will check for any property damage and cleanliness of the property. We will then compare this inspection with the move in inspection document, and you will be responsible for any damage to the property. You are expected to leave the property in the same condition that it was in on the day you moved in. You will also be required to have all carpets professionally cleaned at your expense. In the event the property needs repairing or cleaning, you will have the option of either paying for these services or we will deduct the cost of these items from your security deposit.
